This research investigates the quasi-judicial authority granted to Revenue Offices under the Property Revenue Act of 1967 in Pakistan, along with their function in the resolution of property disputes. There are still problems, like land disputes, even though people have tried to make institutions work better for the good of the state. These disputes mostly affect rural areas. The study looks into how common property disputes are, how they affect the administration of justice, and the economic effects. It sheds light on the long process of property litigation in both the civil and criminal areas. This research looks at how the Revenue Officers' power and organizational structure work, as well as how well the Revenue Courts handle land disputes involving farms. In addition, it stresses the need for changes to be made to the laws so that the courts are more independent and land issues can be settled faster. It also criticizes the conflicts of interest and constitutional problems that come up when Revenue Officers act like judges.
